Midtown Neighborhoods

Glenshellah is a well established, upper-income neighborhood with beautiful waterfront homes built in the 1940s on a former golf course. Surrounded by the Western Branch of the Elizabeth River nearly all the homes offer water views and many homes have private piers. Home sales average $350,000 to $400,000.

Lake Shores is a community of 150 contemporary, single-family homes constructed between 1998-2001. It replaced the old, run-down River's Edge apartments, and is the first new subdivision of its size on the east side of the Churchland Bridge in 40 years. The mostly two-story homes surround a man-made lake and and active listings average $300,000.

Crescent Place Apartments is a new community that will replace rental units formerly known as Howard Homes.  The community will feature six buildings with 156 units.  Proposed amenities include:  a clubhouse, pool and weight/exercise room.  The private developer recently completed demolition of Howard Homes.

Port Norfolk is a designated Historic District featuring homes in the Bungalow/Craftsman and Queen Anne architectural style built in the late 19th century. A growing business district features quaint neighborhood shops, and an influx of young professionals are purchasing and rehabbing historic homes to raise families. Active listings average $242,000.

Waterview is located along the western branch of the Elizabeth River. Most of the homes were built between the 1920s and 1950s, with a variety of styles found throughout the neighborhood. Some homes are located on quiet waterfront streets. Homes are selling for as much as $300,000.

Mount Hermon is an award-winning redevelopment effort of single-family homes built between the late 1950’s and early 1980’s. Today this stable, middle class neighborhood retains as much, or more, of its civic pride and curb appeal, as it possessed when first developed.

New Port at Victory Village is a new 1,628 home community on 208 acres adjacent to Victory Village and Bide-A-Wee Golf Course.  Construction is underway by L. M. Sandler & Sons, and the first phase is nearly sold out with prices ranging from $263,000 to $365,000.  Instilling the standards of a traditional neighborhood design, New Port will offer nine different housing styles from single-family homes to stylish townhomes and condos.  Plans are underway for phase two.  Complete build out is expected within 5-7 years.

Westhaven has approximately 2,200 parcels compiled of several neighborhoods bordering several main arterial traffic corridors: Airline Boulevard, Frederick Boulevard, Portsmouth Boulevard and Turnpike Road. The northern and western boundaries abut the Western Branch of the Elizabeth River and Baines Creek. The homes were built in the 1940’s and continued through the 1950’s. A mix of frame Cape Cod style homes reminiscent of the earlier era and brick ranches common to the later developed subdivisions provide a mix of housing styles. The area is perfect for first-time homebuyers with recent listings averaging $157,000.
