Victory Neighborhoods

Simonsdale was established during World War II and is comprised of mainly small frame bungalow, cottage and Cape Cod style housing. It is located near the Portsmouth City Park area and is bordered by Portsmouth Boulevard and Elmhurst Lane. There are several neighborhood schools and athletic fields close by to serve the 1,200+ parcels from the various subdivisions that make up the Simonsdale area. Housing is moderately priced with average sales of $150,000.

Glenshellah is a well established, upper-income neighborhood with beautiful waterfront homes built in the 1940s on a former golf course. Surrounded by the Western Branch of the Elizabeth River nearly all the homes offer water views and many homes have private piers. Home sales average $350,000 to $400,000.

King’s Gate Crossing is a single-family home development currently underway by Pace Construction. The 13-acre site along Airline Boulevard will consist of 49 lots with 1,700 – 2,500 square foot homes selling for $275,000+.

Westhaven has approximately 2,200 parcels compiled of several neighborhoods bordering several main arterial traffic corridors: Airline Boulevard, Frederick Boulevard, Portsmouth Boulevard and Turnpike Road. The northern and western boundaries abut the Western Branch of the Elizabeth River and Baines Creek. The homes were built in the 1940’s and continued through the 1950’s. A mix of frame Cape Cod style homes reminiscent of the earlier era and brick ranches common to the later developed subdivisions provide a mix of housing styles. The area is perfect for first-time homebuyers with recent listings averaging $157,000.

Green Lakes was established in the early 1960s and is bordered by the Elizabeth Manor Golf and Country Club. Most of the 250 homes are brick or stone, ranch-style and range from 1,400 to 3,000 square feet. Due to the popularity of the golf course, many Green Lakes streets have been named after famous golfers, such as Ben Hogan Drive, Arnold Palmer Drive, and Gary Player Road. Recent sales closed for $275,000.

New Port at Victory Village is a new 1,628 home community on 208 acres adjacent to Victory Village and Bide-A-Wee Golf Course.  Construction is underway by L. M. Sandler & Sons, and the first phase is nearly sold out with prices ranging from $263,000 to $365,000.  Instilling the standards of a traditional neighborhood design, New Port will offer nine different housing styles from single-family homes to stylish townhomes and condos.  Plans are underway for phase two.  Complete build out is expected within 5-7 years.

Crystal Lake Estates is a custom-built home community adjacent to Cavalier Manor. Construction began in the late 1980s on the south side of Lake Cavalier, known to neighbors as Crystal Lake. While most residents are retired military or current civilian employees, the subdivision attracts a diverse mix of families and couples looking for a quiet atmosphere. Current listings average $595,000.

Cavalier Manor is a sprawling neighborhood of more than 600 single-family homes first developed in the 1950s. Area streets were named after presidents and prominent African Americans, especially entertainers - Belafonte Drive, Horne Avenue and Ellington Square. According to the 2000 Census, Cavalier Manor is the most stable neighborhood in Virginia. Recent sales average $142,447.
